Pre-sale Real Estate Cleaning

The high value of how your home looks and – especially – FEELS when it comes when listing your home for sale cannot be under-estimated.

Many of Toronto’s top real estate agents have commented on how LUX Cleaning makes a home feel

People ideally want to buy a home that has been previously LOVED by the current owner. Even if they are planning on renovating part of the home after they move in. They want to buy a home they trust and feel has “good bones”. How do you communicate that to potential buyers?

Many of Toronto’s top real estate agents have commented on how LUX Cleaning makes a home “feel” and look and note a discernable difference versus other cleaning services.

There are two important factors – Visual and touch. Getting the details right can make the difference between just being “another house” to a home that people “feel is right for them and feels amazing”.

Often, the pre-sale cleaning is completed after the decluttering and staging phase has been completed. The home might even look good enough for home photography (typically, photos don’t show the very fine detail of things in a house that you see in person).

And then our professional pre-sale cleaning Toronto team gets to work. We focus on visual and touch.

Note on Visual Pre-Sale Cleaning

  • All rooms will be checked and cleaned as required from top to bottom
  • If floors are worn or damaged in spots, deep cleaning may not affect appearance
  • Stained areas may not have a significantly improved look after cleaning
  • Light bulbs may break during cleaning as they are very fragile. We are careful but sometimes this breakage occurs

It’s important to note that “polishing”, “scrubbing”, “hand washing” or tasks that involve both vacuuming and washing (and not just “Swiffering”) or any work requiring a step ladder is extremely time consuming to do well.

Find a cheaper price for a pre-sale cleaning?

If another company offers you a low price on this type of specialized cleaning, you could ask them the following questions (and ask for back-up documentation if you are unsure).

  • Will they visit your home or review a detailed home for sale listing for a complete and detailed assessment prior to the proposal?
  • Have they allowed enough time for cleaning built up areas from the previous owner and dealing with areas that may be not be obvious in photographs?
  • Will they bring specialized equipment (special tools and brushes to clean hard to reach areas, true HEPA vacuum cleaners, natural stone and hardwood floor cleaners, grout cleaners and brushes etc)
  • Does the company use only fragrance free, non-toxic, people, kid, pet and planet friendly cleaning tools and supplies?
  • Is everybody on the cleaning team legal to work in Canada, police checked, well trained, supervised, and an employee of the company (NOT a contract worker or “independent operator”)?
  • Is the cleaning team covered under WSIB and liability insurance?
  • Does the company have dozens of amazing written testimonials from clients who have hired them for move-in cleaning work?
  • Are there any hidden costs?

We hope we can be part of your pre-sale cleaning toronto experience and help make your new home everybody will want!

What our clients say

Frequently Asked Questions

Swipe to scroll horizontally:

Yes. We comply with all local, provincial and federal laws, rules and regulations relating to licensing, marketing ethics, employment practices and workers rights. We also pay our employees through payroll and our company and all employees pay their fair share of taxes. This is becoming less common in the Toronto home cleaning industry and does add cost to our business which we need to pass along to our clients. Usually when a company offers you very low prices, it is the workers, you and the economy who are paying the price.

All our employees are offered full time hours and most work full time hours. We do not employ independent operators. All our employees received their pay through a payroll provider and all government deductions (EI and CPP) are made at every pay period. We also pay stat holiday pay and vacation pay.

By having full-time employees and careful client scheduling, we are able to offer an amazing track record of on-time, consistent and dependable service throughout the year.

Yes. They have been checked to make sure they do not have a criminal record, and are currently able to legally work in Canada. Employees are fully trained, supervised and their performance is consistently monitored.

Yes. We implement and enforce a Safety Program that teaches our employees to work safely and minimize injuries and accidents – and avoid damage to clients property. LUX is part of the WSIB Excellence Program – which is extremely rare for a home cleaning company. Also, we include 2 or 3 safety reminders in every weekly team update email.

Most of our clients have pets in their home. It can be a good idea to show the team where the treats are so when we return, we can offer them a treat before starting the clean if that helps settle your pet. We may ask what we can do if your pet starts chasing and biting the floor attachment to the vacuum cleaner or if there are any other funny pet behaviours that may get in the way of a LUX clean. All of our cleaning teams are screened for being very comfortable with or have their own dogs and cats at the interview stage.

Just like everything else here at LUX, we are transparent and forthright about the promises we make to our customers – so you always know what to expect. We charge between $60 and $70 per person hour depending on the project and service intervals. As you will likely be well aware, this price is well below any other home service skilled professional you would have come to your home to complete important work.

We take pride in offering exceptional value for your money and much of our total price is based on taking the correct amount of time to match your expectations. In contrast, most cleaning services in Toronto will quote their price based on the shortest amount of time possible to get your business.

See our comparison chart of what other cleaning individuals and types of home cleaning services might charge and the pros and cons of each type of service.

We start out with a phone call to discover your requirements and provide pricing and team availability. If you are ok with going forward, we schedule a detailed walk-through of your home and provide an itemized proposal for your approval.

That’s completely up to you. We can usually do a full assessment and quotation in 20-30 minutes but if you have a lot of questions or would like to get more detailed in your planning, please allow more time.

We utilize specialty high end cleaning tools that do not damage your delicate surfaces, keeping them in perfect condition for years.

We research what we use carefully and then test them extensively before using them in your home. We choose natural, allergy safe, pet safe, food safe cleaning supplies that keep our team healthy and your home a non-toxic environment. We use special cleaners for high-end surfaces to offer you peace of mind.

We use washable high quality microfibre cleaning cloths and high quality tools that last longer. We have reduced our waste to a minimum while performing over 1,500 cleanings per year.
